Zion White Bison Resort Guest Policies & Terms
Welcome to Zion White Bison Resort. Our goal is to provide every guest with a relaxing, safe, and memorable experience. By completing a reservation or staying at the resort, guests acknowledge and agree to the following policies and terms.
1. Reservations & Payments
Reservation rates, deposits, taxes, fees, and included amenities are disclosed during the booking process and may vary based on accommodation type, season, occupancy, and availability.
A deposit equal to 50% of the total reservation amount is due at the time of booking.
The remaining balance is due 30 days prior to arrival and will be automatically charged to the payment method on file unless otherwise arranged with the resort.
Reservations made within 30 days of arrival require full payment at the time of booking.
Reservations are considered confirmed once payment requirements have been completed and a confirmation has been issued by Zion White Bison Resort.
The resort reserves the right to refuse service, decline reservations, or cancel reservations that violate resort policies.
2. Check-In & Check-Out
RV
- RV site check-in begins at 1:00 PM.
- Check-in hours for RVs are from 1:00 PM to 9:00 PM daily unless prior arrangements have been approved by the resort.
- Check-out time for all accommodations is 11:00 AM.
Glamping
- Glamping accommodation check-in begins at 4:00 PM.
- Glamping accommodations have self-check in.
- Check-out time for all accommodations is 11:00 AM.
Early check-in and late check-out requests are subject to availability and may incur additional fees.
Guests arriving after check-in hours must coordinate with the resort in advance.
Unapproved late arrivals may result in delayed access until the following business day.
Guests who remain past check-out time without approval may be subject to additional charges.
3. Occupancy & Registered Guests
The number of guests occupying an accommodation may not exceed the maximum occupancy listed for the reserved unit or site.
Guests under 18 years of age must be accompanied by a parent or legal guardian.
Reservations made under false pretenses may be canceled without refund.
Additional guest fees may apply where permitted by the accommodation type or reservation.
4. Quiet Hours & Guest Conduct
Quiet hours are observed daily from 10:00 PM to 7:00 AM.
Guests are expected to conduct themselves respectfully and in a manner that does not disturb other guests, neighboring properties, resort staff, or wildlife.
Excessive noise, disruptive behavior, parties, illegal activity, harassment, or unsafe conduct may result in immediate removal from the resort without refund.
5. Pet Policies
Pets are only permitted in designated pet-friendly accommodations and RV sites.
Pet fees, occupancy limits, and accommodation restrictions apply and are disclosed during the reservation process.
Current pet guidelines include:
- Maximum of 2 pets per accommodation unless otherwise approved
- Dogs and cats only
- Pets must remain leashed while outside accommodations
- Pets may not be left unattended if they become disruptive
- Guests are responsible for cleaning up after their pets
- Pets are not permitted in resort buildings, pool areas, or athletic courts
For insurance and safety reasons, the following dog breeds are not permitted on resort property:
- Pit Bulls
- Rottweilers
The resort reserves the right to require removal of pets that create safety concerns, excessive noise, aggressive behavior, or repeated disturbances.
Guests are financially responsible for any damage caused by pets.
6. RV Site Policies
All RVs and vehicles entering the resort must be operational, registered, and maintained in good condition.
Guests may not:
- Perform major vehicle repairs on-site
- Store inoperable vehicles
- Install permanent structures
- Create unsafe or unsightly site conditions
Temporary shade structures and outdoor setups must comply with resort guidelines and may be restricted during weather events or peak occupancy periods.
Site cleanliness must be maintained throughout the reservation.
7. Pool, Hot Tub & Resort Amenities
Guests use all resort amenities at their own risk.
There is no lifeguard on duty at the pool or hot tub areas.
Children under 14 must be supervised by an adult in pool and hot tub areas at all times.
Glass containers, smoking, and unsafe behavior are prohibited in amenity areas.
Posted amenity rules must be followed at all times.
Amenity hours, availability, and maintenance schedules are subject to change without notice.
8. Bison & Wildlife Safety
The resort contains live bison and natural wildlife habitats.
Guests must remain a safe distance from all fenced areas and may not feed, approach, harass, or disturb animals under any circumstances.
Parents and guardians are responsible for supervising children throughout the property.
Failure to comply with wildlife safety policies may result in immediate removal from the resort.
9. Damages, Incidentals & Smoking
A valid payment method is required on file for all reservations.
Guests are financially responsible for:
- Damage beyond normal wear and tear
- Missing items
- Excessive cleaning
- Smoking violations
- Unauthorized pets
- Policy violations resulting in operational disruption
Smoking and vaping are prohibited inside all accommodations and resort buildings.
Additional cleaning or damage charges may be applied to the payment method on file if violations occur.
10. Maintenance & Resort Operations
While every effort is made to maintain all accommodations, amenities, and utilities in proper working order, temporary outages, maintenance issues, weather impacts, or equipment failures may occur.
The resort cannot guarantee uninterrupted operation of:
- Internet services
- HVAC systems
- Hot tubs
- Appliances
- Utility services
- Third-party services
Reported issues will be addressed as quickly as reasonably possible.
Refunds or rate reductions are not guaranteed for temporary operational interruptions.
11. Cancellations & Reservation Changes
Reservations canceled more than 30 days prior to arrival are eligible for a full refund.
Reservations canceled between 30 days and 7 days prior to arrival are eligible for a 50% refund of amounts paid.
Reservations canceled less than 7 days prior to arrival are non-refundable.
No-shows, shortened stays, and early departures are non-refundable.
Group reservations may be subject to separate cancellation terms outlined at the time of booking.
Reservation modifications are subject to availability and current rates.
12. Parking & Vehicles
Parking is limited to designated areas only.
Unauthorized vehicles, trailers, equipment, or oversized vehicles may be restricted or subject to additional approval.
Vehicle washing, oil changes, or major repairs are prohibited on resort property.
The resort is not responsible for theft, damage, or loss involving guest vehicles or personal property.
13. Lost & Found
Items left behind will be held for a 7 day period when reasonably possible.
Shipping costs for returned items are the responsibility of the guest.
Unclaimed items may be discarded, donated, or otherwise disposed of after the applicable holding period.
14. Nature of Occupancy
All accommodations and RV sites at Zion White Bison Resort are provided for transient lodging, recreational, and vacation purposes only.
Reservations and occupancy do not create tenancy rights, residency rights, or a landlord-tenant relationship under Utah law.
The resort does not serve as a permanent residence, domicile, or mailing address for guests.
15. Resort Rights & Policy Enforcement
Zion White Bison Resort reserves the right to:
- Refuse service
- Deny entry
- Cancel reservations
- Remove guests
- Restrict access to amenities
- Enforce resort policies as necessary for guest safety, operational integrity, and overall guest experience
Violations of resort policies may result in removal from the property without refund.
16. Liability
Guests assume responsibility for their own safety and personal property while on resort property.
Zion White Bison Resort is not responsible for:
- Accidents
- Injuries
- Theft
- Loss of personal belongings
- Weather-related disruptions
- Third-party service interruptions
Guests are encouraged to secure appropriate travel, health, and personal property insurance where desired.
