Zion White Bison Resort Extended Stay Resort Policies & Terms

Welcome to Zion White Bison Resort. Our Extended Stay Program is designed to provide guests with a comfortable and enjoyable long-term recreational stay experience while maintaining the quality, safety, and atmosphere of the resort for all guests.

By participating in the Extended Stay Program, guests acknowledge and agree to the following policies and terms.

1. Nature of Occupancy

All accommodations and RV sites at Zion White Bison Resort are provided for transient lodging, recreational, and vacation purposes only.

Participation in the Extended Stay Program does not create tenancy rights, residency rights, or a landlord-tenant relationship under Utah law.

The resort does not serve as a permanent residence, domicile, or legal mailing address for guests.

The resort reserves the right to refuse service, cancel future reservation periods, or terminate occupancy for failure to comply with resort policies.

2. Eligibility & Approval

Participation in the Extended Stay Program is subject to resort approval.

Extended stay reservations may require:

  • Guest identification
  • Vehicle information
  • Credit or background screening
  • Completion of resort forms and acknowledgments

Submission of information or payment does not guarantee reservation approval.

The resort reserves the right to decline participation in the Extended Stay Program at its discretion.

3. Reservation Deposits & Payments

A refundable $200 reservation deposit is required to secure an extended stay reservation.

The deposit will be refunded after departure provided:

  • The site/accommodation is left in acceptable condition
  • No outstanding balances remain
  • No damages, policy violations, excessive cleaning charges, or utility overages are incurred

The full reservation balance for each reserved month is due on:

  • The first day of each reserved month, OR
  • The original reservation booking date each month

Payment timing will be established at the time of booking and maintained throughout the duration of the stay.

Guests authorize Zion White Bison Resort to charge the payment method on file for:

  • Monthly reservation balances
  • Approved utility overages
  • Damages
  • Cleaning fees
  • Policy violation charges
  • Outstanding incidental balances

Failure to maintain valid payment information or failure to make timely payments may result in cancellation of the remaining reservation period and removal from the resort.

4. Reservation Changes & Cancellations

Extended stay reservations canceled more than 30 days prior to the scheduled arrival date are eligible for a full refund of amounts paid.

Reservations canceled less than 30 days prior to arrival may forfeit all or a portion of payments made depending on the reservation dates reserved and the resort’s ability to rebook the site.

Once an extended stay reservation has begun, reserved months are non-refundable.

Shortened stays, early departures, no-shows, or unused reservation nights are non-refundable.

Reservation extensions and modifications are subject to availability and current rates.

5. Check-In & Check-Out

RV site check-in begins at 1:00 PM.

Check-in hours are from 1:00 PM to 9:00 PM daily unless prior arrangements have been approved by the resort.

Check-out time is 11:00 AM on the scheduled departure date.

Guests arriving after check-in hours must coordinate with the resort in advance.

6. Occupancy & Guest Conduct

The number of guests occupying a site may not exceed the maximum occupancy established by the resort.

Guests under 18 years of age must be accompanied by a parent or legal guardian.

Quiet hours are observed daily from 10:00 PM to 7:00 AM.

Guests are expected to conduct themselves respectfully and in a manner that does not disturb other guests, neighboring properties, resort staff, or wildlife.

Excessive noise, disruptive behavior, illegal activity, harassment, or unsafe conduct may result in immediate removal from the resort without refund.

7. Pet Policies

Pets are only permitted in designated pet-friendly accommodations and RV sites.

Current pet guidelines include:

  • Maximum of 2 pets unless otherwise approved
  • Dogs and cats only
  • Pets must remain leashed while outside
  • Guests are responsible for cleaning up after pets
  • Pets may not be left unattended if disruptive
  • Pets are not permitted in resort buildings, pool areas, or athletic courts

Monthly pet fees may apply.

For insurance and safety reasons, the following dog breeds are not permitted on resort property:

  • Pit Bulls
  • Rottweilers

The resort reserves the right to require removal of pets that create safety concerns, excessive noise, aggressive behavior, or repeated disturbances.

Guests are financially responsible for any damage caused by pets.

8. RV Site Standards

All RVs and vehicles entering the resort must be operational, registered, insured, and maintained in good condition.

Guests may not:

  • Perform major vehicle repairs on-site
  • Store inoperable vehicles
  • Install permanent structures
  • Create unsafe or unsightly site conditions

Temporary outdoor setups must comply with resort guidelines.

The resort reserves the right to require correction of site appearance or maintenance concerns.

9. Utilities

Where separately monitored electrical service is applicable, an electricity allowance may be included with the reservation.

Utility usage exceeding the included allowance may be billed to the guest payment method on file.

Guests are responsible for maintaining safe utility usage practices at all times.

10. Resort Amenities & Safety

Guests use all resort amenities at their own risk.

There is no lifeguard on duty at the pool or hot tub areas.

Children under 14 years old must be supervised by an adult in amenity areas at all times.

Posted amenity and safety rules must be followed.

Amenity availability and operating hours are subject to change without notice.

11. Bison & Wildlife Safety

The resort contains live bison and natural wildlife habitats.

Guests must remain a safe distance from all fenced areas and may not feed, approach, harass, or disturb animals under any circumstances.

Parents and guardians are responsible for supervising children throughout the property.

Failure to comply with wildlife safety policies may result in immediate removal from the resort.

12. Damages, Smoking & Site Condition

Smoking and vaping are prohibited inside all resort accommodations and buildings.

Guests are financially responsible for:

  • Damage beyond normal wear and tear
  • Missing items
  • Excessive cleaning
  • Smoking violations
  • Unauthorized pets
  • Utility overages
  • Policy violations resulting in operational disruption

Sites must be maintained in a clean and orderly condition throughout the reservation period.

13. Parking & Vehicles

Parking is limited to designated areas only.

Unauthorized vehicles, trailers, equipment, or oversized vehicles may be restricted or subject to additional approval.

Vehicle washing, oil changes, or major repairs are prohibited on resort property.

The resort is not responsible for theft, damage, or loss involving guest vehicles or personal property.

14. Liability

Guests assume responsibility for their own safety and personal property while on resort property.

Zion White Bison Resort is not responsible for:

  • Accidents
  • Injuries
  • Theft
  • Loss of personal belongings
  • Weather-related disruptions
  • Utility interruptions
  • Third-party service interruptions

Guests are encouraged to maintain appropriate personal insurance coverage.

15. Resort Rights & Policy Enforcement

Zion White Bison Resort reserves the right to:

  • Refuse service
  • Deny entry
  • Cancel future reservation periods
  • Remove guests
  • Restrict access to amenities
  • Enforce resort policies as necessary for guest safety, operational integrity, and overall guest experience

Violations of resort policies may result in removal from the property without refund.
